The stay you are booking
A booking is for the whole house at Villa Rak in Danah Bay, Al Marjan Island, Ras Al Khaimah. It is not a single room. The house sleeps up to 10 guests, with four bedrooms and a maid’s room. Check-in is from 15:00. Check-out is by 11:00. Early check-in depends on housekeeping.
The price you see is the quote for the nights you select, in AED. This site does not publish one nightly rate that applies to every date. The quote includes the lodging for those nights, any length discount, the rate you chose, cleaning, and the tourism fee. A promo code changes the figure only when that code is an active code stored for the villa.
Deposit and full payment
You can pay a 30% deposit or the full stay total. The booking page shows both amounts once dates are chosen. The balance, if you paid a deposit, is due before arrival and can be paid from the guest area.
Card payment is taken by Stripe. The stay is confirmed when that payment is recorded. A screen that only says you returned from checkout is not itself a confirmation.
Flexible rate
The flexible rate is the standard rate. You may cancel free of charge until 14 days before check-in. The 14 days are counted on the Dubai calendar, not by the hour.
Inside those 14 days the deposit is non-refundable. If you had paid the stay in full, the deposit portion stays with the villa and the amount above the deposit can be refunded. If you had paid only the deposit, nothing further is refunded. We do not run an automatic refund from the guest page. A refund that these terms allow is recorded by the house and returned by the same payment route where that is possible.
Non-refundable rate
The non-refundable rate saves 10% against the flexible price for the same dates. Once the deposit or the payment is confirmed, there is no refund. That includes a later change of plans inside or outside the 14-day window.
Choose this rate only if the dates are firm. The booking page states this next to the rate buttons before you pay.
Security deposit and split payment
The quote shows a refundable security deposit for the dates you chose. It is arranged separately before arrival. It is not the same as the 30% booking deposit, and it is not taken as the Stripe checkout for the stay.
Guests can split the amount due. Each person pays their own share. Payment links stay open for 48 hours. If the time passes and nobody has paid, the date hold is released. If some shares are paid and the rest expire, we contact the organiser. Money already paid then follows the flexible or non-refundable rule above. There is no separate split-payment refund button.
House rules
No parties without prior approval. No smoking indoors. Quiet hours after 22:00. The pool is used at your own risk, and there is no diving. Wi-Fi details and the arrival instructions are sent after the booking is confirmed.
